• Rental price includes: maid cleaning 1 time/week and linen change 1 time/week (minimum 7 nights stay).
• Rental price excludes: water (35 THB/unit), electricity (6 THB/kw). The extra charge will be calculated by meter and it will be collected by cash upon departure date.
• People other than those in the guest party previously listed may not stay overnight on the property. Any other person in or on the property is the sole responsibility of the Guest.
• Towels and linens should be left in the house. Bring beach towels if you will need towels off the premises.
• There is no European Standard System of Canalization in Thailand. Do not throw paper or sanitary napkins in the toilet.
• Avoid disruptive behavior, including excessive noise and illegal activity. Evidence may forfeit deposit, including complaints.

💰 Seasonal Monthly Rental Rates:

Rates are structured by season to match your flexible travel plans:

• Low Season (16 Apr – 31 Oct): From 70,000 THB / month

• Shoulder Season (1 Mar – 15 Apr, 1 - 30 Nov) : From 165,000 THB / month

• Peak Season (1 Dec - 28 Feb): Up to 250,000 THB / month (Depending on exact months and stay duration)

Payment Terms

• 50% rental deposit from the full amount of rental fee shall pay upon reservation.
• The outstanding balance of rental fee for another 50% shall pay 1 month prior to arrival.
• Rental deposit is non-refundable.
• Security deposit for 30,000 THB or 1,000 USD shall pay upon arrival and it will be refunded upon departure date subjected to house damage check and unpaid bills.
